What We Provide
• After signing a management agreement, we assume all the work of getting your property rented and professionally managed.
• We advertise using a variety of methods including at least 2 different internet sites. To ensure quality tenants, each potential renter is screened using basic credit, landlord, employer and reference checks.
• During the tenancy we collect rent and security deposits, conduct random inspections of your property, arrange for repairs and maintenance as required and take care of move-in and move-out inspections.
• Each month you will receive a detailed property statement.
• We also deliver eviction notices, deal with court settlements if necessary, and handle any other items pertaining to the Landlord and Tenancy Act of Alberta.

John brings a wealth of experience to the practical and cost effective property management services Century 21 - Shackleton guarantees its clients. Invovled with Real Estate Investment for over 15 years and a liscened Realotr for 7 years, John and his Team have seen and experienced alot. Such that they know how to deal with each and every situation as it may arise. John is supported by a Team of three in the areas of Leasing and Tenant Management and supported by a Team of three in our accounting and Adminstrative area.

Tenant Screening prior to Lease-up
· Century 21 - Shackleton Realty uses a proven approach for tenant application & screening while striving to provide security and freedom to owners so that only equity building tenants are given the privilege of renting in properties managed by Shackleton Realty.
· Quarterly financial reporting will be provided to owners/investors to provide specific financial reporting information. In addition, we will provide an annual maintenance plan and budget for each property. We have recently implemented the property management accounting software Spectra, which will allow us to provide some of the most detailed financials for your property.

Office Monthly Schedule
1st – 10th (8 business days) Delivery of Owner Statements, rent collection, bank deposits, final accounting on security deposit returns. Delivery of 14 day notices.
11th – 18th (5 business days) Payment of all bills from Rents Trust – utilities, trades people, management fees. Provide Federal Government NR4-NR6 reporting for off shore investors.
19th – 22nd (3 business days) Reconciliation of all trust bank accounts. (Rent and Security Deposits).
26th – 28th (3 business days) Preparation of all owner monthly reports, draws and deposits to owner accounts. Distribution and preparation of owner payments.
28th – 31st (3 business days) Preparation (fax, e-mail or mail) of all owner statements.
